A non-traditional method of acquiring property, sometimes without the use of Cash, Credit, or Credentials.
This will prevent getting Bank loans, and often allow the homeowner to get FULL PRICE for their property.
Some of these tools are: Subject -To, Novation, and Owner Finance.

How do I know if I should use Creative Financing?
If you ever have to come out of pocket, or would break even when selling your home, this would be an excellent solution.
Instances such as missed payments, foreclosure threats, unmanageable liens, or inheriting properties can all be situations where creative financing offers solutions to these challenges.
Is this a long process?
These challenges can be difficult to manage, but with our expert team, we can make a seamless transition in a little as 2 weeks. This will depend on what situation we are in, and which solution works best for you. These solutions can take anywhere from 2 to about 6 weeks, if we can get all the information up front.
This is a way of owning something while utilizing someone else's existing debt. For a home, it will look like taking over the mortgage payments on the owner's behalf.
We use an Attorney/Title Company, along with a Transaction Coordinator, to ensure the paperwork in done properly to protect the owner's rights.

This is an agreement with the property owner where we put the property in a "market ready" condition, and compensation is settled after the project is finished and sold, rather than before.
This can be as easy as cleaning up the property and landscaping, or to a small scale remodeling project.

Absolutely! In some circumstances we can offer above market value for a property, as long as the terms are favorable terms for both parties involved.
Terms include: Purchase price, Interest rate, Down Payment, and Length of repayment or length of the loan.
